Apartments in Venice

Policy

1) BOOKING
The acceptance of the reservation is subject to the availability of the apartment when receiving a written request and to the payment of an advance payment. The reservation is concluded only once Dimora Veneziana has sent a booking confirmation letter by fax or e-mail.

2) BOOKING CONFIRMATION
To conclude their booking the client will have to pay the 40% of the agreed price, following the deadline and terms indicated in the booking confirmation letter. The balance will be paid at least 15 days prior to the arrival date. The price includes the rental cost of the apartment, furnished and equipped, welcoming at the nearest vaporetto stop between 07.00 am and 08.00 pm, bed and bath linen, VAT. All prices are in Euros.

3) CANCELLATION BY THE CLIENT
Cancellation by the client will only be accepted in written form. With a notice of at least 15 days prior to the arrival date Dimora Veneziana s.r.l. will only keep the advancce payment, i.e. 30% of the total rental price. Should the client cancel with a shorter notice, Dimora Veneziana s.r.l. will keep the following percentage: from 14 to 7 days prior to arrival : 75% of the total rental price; from 6 to the day before the arrival: 90%; non-arrival: 90%. The client won’t be eligible to any refund in case of voluntary interruption of the stay and following anticipated departure.

4) CANCELLATION BY
dimora veneziana Should, for justified reasons, the booked apartment not be available anymore, Dimora Veneziana s.r.l. keeps the right to offer the client an alternative accommodation on an equal standard. Should the client not accept the alternative offer, all obligation will be terminated and Dimora Veneziana s.r.l. will return to the client all amounts he previously paid. No further refund will be asked to Dimora Venezian s.r.l..

5) TERMS OF CONSIGNMENT AND RELEASE OF THE APARTMENT
We kindly ask our guests to provide with at least 5 working day notice the expected arrival time and any other necessary detail (flight/train number etc.) to organize the welcoming service. In lack of this information, Dimora Veneziana srl won’t be responsible for any failure or delay in the welcoming service. The apartment is delivered between 03.00 pm and 08.00 pm of the arrival day and should be vacated by 10.00 am of the departure day; according to the availability of Dimora Veneziana sas staff other timings can be arranged. The fees for late arrival/departure are: 50,00 € for arrivals between 08.00 pm and 1.00 am; 70,00 € for arrivals between 1.00 am and 7.00 am. At the agreed time, an employee of Dimora Veneziana srl will welcome the guests at the closest vaporetto stop to show him the way to the apartment, hand over the keys and show him the apartment itself. When entering the apartment, the guest will sign the contract and all necessary documents for his registration, will hand over the security deposit (its amount will have been previously indicated in the booking confirmation letter) and, should there be, any other balance owed. At the same time, the Dimora Veneziana representative will check the meters for all utilities not included according to the booking confirmation letter. During the stay the guest will arrange with Dimora Veneziana srl the actual check-out time, when the Dimora Veneziana srl representative will check all utilities and the state of the apartment.. It will be possible to check-out later than 12.00 am of the departure day only if there aren't any other arrivals on the same day at the same apartment. The fee for this service is 70,00 €.

6) MAXIMUM NUMBER OF PEOPLE ALLOWED
Every description of the apartments states the maximum number of people the flat can sleep.

7) ANIMALS
Animals are admitted by written request by fax or e-mail, to be sent before the booking and which strictly needs a written confirmation by Dimora Veneziana s.r.l..

8) CLEANING
Dimora Veneziana will provide a clean apartment, complete with bed and bath linen in adequate quantity for every guest and equipped with all fittings indicated in the description.

9) RULES FOR GUESTS
Guests are kindly asked to follow all building’s rules. We kindly ask our guests not to give any nuisance to the neighbourhood expecially between 01.00 pm and 03.00 pm and from 10.00 pm and 08.00 am. Should the guest not follow the rules established by the building and those by DimoraVeneziana s.r.l., the latter keeps the right to expel them with no right to any refund. In case the guest left or damaged the apartment's keys or he acted so that a technician will be needed to open the door, the fee is 70,00 € including the lock's replacement, unless any other extra charges will be required. The fee to have Dimora Veneziana staff to open the apartment door in case the guest forgot the keys inside is 40,00 €.

10) LAW AND JURISDICTION
The parties agree on the contract being guided by Italian law dispositions. What is not specifically foreseen by the contract, the parties will be guided by the Italian Civil Code and Italian law dispositions. Should there be any dispute regarding the contract, when not settled in an amicable way, the authority competent to settle the matter is the Justice of the Peace at the Chamber of Commerce of Venice and in case the Court of Venice.
